Audley Square Redevelopment

Careys are proud to have been awarded a Design and Build Contract and subsequently appointed as Principal Contractor for the groundworks and RC frame at Audley Square House for client, Caudwell, and have since been appointed to undertake the piling, excavation, installation of ground source heat pumps, provision of Grade 3 waterproof basement and superstructure construction.

Caudwell Properties received planning permission from Westminster City Council to create a world-class new residential scheme compatible with the historic character of Mayfair. It comprises a new building of eight storeys, plus a lower ground level and five levels of basement, to provide: 29 private residential units; a gym, swimming pool and spa; a courtyard garden and terraces; and car and cycle parking.

The eight-storey superstructure will be constructed using post-tensioned and RC slabs, pre-cast concrete walls and columns, perimeter blade walls and RC columns. There will be two main RC cores to the east and west, providing superstructure slab support, as well as a transfer structure in the form of post-tensioned concrete beams at Level 01.

The five-storey basement will cover most of the site footprint and will be constructed of RC flat slabs and garden level transfer slabs, all supported on piled foundations. The site will be split into two zones and a hybrid method of top-down construction (Zone 1 to the west) and opencut construction (Zone 2 to the east) will be adopted.

Audley Square Redevelopment is a prestigious development which, when completed, will set a world-class standard in super-prime residential property development. Careys is adhering to ‘Best Practicable Means’ (BPM) principles to achieve this standard - from initial concept and construction methodology through to the design and construction phases. Each site operation is being reviewed through this lens and recorded in the BPM register. In this way, we are continuously evaluating performance and using realtime monitoring to respond quickly with any necessary changes and improvements to our approach.
